"3 Boardwalk" is our dream come true: a luxurious yet comfortable and child-friendly four-season home on 2.9 acres overlooking salt marsh conservation land and the ocean of Cape Cod Bay. A four minute walk to Boardwalk Beach, and another 4 minutes to the beautiful (and newly replenished) Town Neck Beach, you can kayak from the backyard, take a plunge off the famous Boardwalk footbridge, go tubing or paddling in Mill Creek, or spend the day on the beach sunning, watching boats come and go from the mouth of the Cape Cod Canal. Play a game of Bocce on our private court, freshen up with our enclosed outdoor shower, sit on the deck watching the boats go by or reading one of the many good books in our collection. Hungry? Walk to Sandwich Village in less than ten minutes for restaurants and cafes, or fire-up the barbeque and grill some fresh lobsters. Top the evening off roasting marshmallows around the fire pit.

Our 3400 square foot waterfront home is lovingly decorated with many oriental rugs, fun antiques and original pieces of art--all collected by us personally. The first floor has a modified open floor plan with a fully-equipped gourmet kitchen, a butler’s pantry with wet bar, a dining room with a handcrafted shaker-style cherry table with seating for 8, a large living room with a gorgeous beach-stone fireplace and a tavern-style game table, a separate family room with a 58-inch flat-screen HDTV and Blu-ray, a small office with a roll-top desk and laser printer/scanner/fax, and a bathroom with an extra-large shower. A large deck spans the entire length of the house looking out on the marsh, the dunes, and the ocean, and there are sliding doors in both the living and dining rooms, offering breathtaking views of the sun as it rises over the water.

Upstairs are four-bedrooms, including a King-size master suite with a balcony overlooking the water, a sitting room with built-in bookshelves, fireplace, 47-inch flat panel TV, and Blu-ray DVD; a separate dressing room; and a bathroom with double sinks, a luxury 2-person jacuzzi-bath, and a separate shower. The Queen-size bedroom also has a balcony overlooking the water, with one of the best views in the house of sunrise! There are two more lovely bedrooms, each with a set of twin beds, and one with an alcove bearing a “hidden” set of bunks for the kids. There is a third, very large bathroom with double-sinks, full bathtub and shower.

The front yard is professionally landscaped with room for volleyball or croquet; the side yard has a bocce court and patio with firepit, and the backyard is fenced in for your dog (with prior permission) beyond which is the marsh and ocean.

Our house is equipped with AC, WiFi, Bluetooth sound system, washer/dryer, outdoor furniture, books and games, barbeque grill, outdoor shower(s), doggie door to fenced yard, and bocce court.
